Construction Round Up: West Melbourne

As inner-city development sprawls outside the confines of the CBD, the inner suburb of West Melbourne finds itself in a development boom.

Attractive to developers due to its close proximity to the city, public transport and universities, residential projects are finding a home in the suburb.

Spanning from the fringe of the city at La Trobe Street to its industrial roots out West, the appeal of West Melbourne continues to grow. Its 2016 Census population of 5,515 is expected to triple within 20 years, as developers seek to create apartment complexes with additional appeal.

Here are a few of the notable projects currently underway in West Melbourne.

West End

After purchasing the site from Australia Post in 2015, Trenerry’s highly anticipated West End development is finally under construction, with Hacer completing the build. With premium real estate across 9,200 square metres, the finished project worth $300 million will boast four residential buildings offering 350 new apartments.

Also consisting of a 92-room, five-star Adina Grand hotel, West End is being positioned as a new lifestyle and retail precinct. Residents will enjoy a winebar, supermarket, 24/7 gym facilities, medical centre and landscaped gardens, all within steps of their apartment.

Flagstaff Green

Lying adjacent to Melbourne’s iconic Flagstaff Gardens, this development is just one block away from the spoils of the Queen Victoria Market. The $160 million, 19-storey tower will feature a rooftop garden, private lounge and dining, teppanyaki bar, heated pool and spa facilities. Melbourne builders ABD Group are expected to finish construction in late 2019. Other current ABD projects include apartments in Oakleigh and Carnegie, and the Imperium Hotel in Southbank.

Spencer Street

A hub of West Melbourne development, Spencer Street is a hive of construction activity.

Melbourne Village at 377 Spencer is a $171m project with construction delivered by Maxcon. The two-tower development consists of 496 apartments, along with office space. With works currently underway, Melbourne Village is due for completion in December 2019.

Down the road at 512-544 Spencer, approval has been granted for a proposed $180m apartment development. The 293 apartments will be complemented by landscaped gardens and a new ALDI supermarket. Construction will be completed by Melbourne’s Crema Group. Crema Constructions is also working on 152 apartments for the Albert Place project in South Melbourne.

A residential project has also been greenlit at 419-421 Spencer, with assessment underway at the neighbouring site at 404-418 Spencer.
