LU Simon have won the tender for redevelopment of the iconic Rosella factory in Cremorne.
The property was purchased by developer Zig Inge in 2016, who in January last year won a permit to build a seven-storey, 7500 sqm office space in the airspace above.
The project is slated for a 2020 completion, in time for plumbing supplies giant Reece Group to move in as the sole occupier of the office space.
The redevelopment was designed soon after purchase in 2017 by Rothelowman architects, with what they described as a “neck” designed to maintain attention upon the historic Rosella signage.
The development will have a maximum height of 32.4m with a net office floor space of 6,526 m2.
The office complex is set to amount to $30 million, and include a three-level basement car park and restaurant space on the ground floor.
The site was previously proposed for redevelopment in 2003, when a former owner applied to part-demolish the factory and build a four-level office building in the airspace, with underground parking.
Cremorne has been an area of rapid growth in recent years, with scores of tech companies and creative agencies inhabiting the area, attributing its appeal to proximity to public transport, the CBD and other amenities.
