Icon Co are preferred builders for the East Melbourne joint-venture development between Time&Place Property and Golden Age Group, Victoria Place. The $280m commercial development will have a wellness focus.
Situated on the northern edge of the Fitzroy Gardens, the 25,250sq m, FJMT-designed building will sit across 10 levels, and feature world-class end-of-trip facilities, a sky terrace and retail and cafe spaces on the ground floor.
The development will target a 5-star Green Star office design, a 4.5-star NABERS rating and 4.5-star WELL rating from the International WELL Building Institute, with the addition of amenities such as bicycle parking and repair, showers and lockers to promote an active lifestyle for employees working in the building.
The building will feature floorplates averaging 2,100sq m and 2,750sq m, encouraging open-plan offices and allowing for customisation and inter-floor tenancies, with outdoor terraces and balconies on each level giving employees the opportunity to work outdoors.
The building’s East Melbourne address was chosen for its proximity to the commercial heart of the CBD’s east end and the lifestyle of inner-northeastern suburbs Fitzroy, Collingwood and Richmond.
Tightening options for commercial office space in the CBD and a lack of opportunities for new developments within the Hoddle Grid have also resulted in growing interest in East Melbourne as an emerging area.
