Hamton Secures Approval for $500M Development at Former University of Melbourne
Melbourne boutique private developer Hampton Property Group has secured approval from the Minister for Planning to redevelop the former Hawthorn campus of the University of Melbourne into a $500 million, 1.6ha luxury residential development.
Hamton entered a contract of sale to buy the site in early 2022, subject to residential growth rezoning, with settlement due in March 2024.
The luxury residential development located at 442 Auburn Road and 9 Bills Street, Hawthorn will include 350 apartments across six boutique buildings, ranging from three to seven levels.
Approximately one-third of the property will be accessible green open space for the local community, featuring deep soil planting zones and exceeding statutory requirements.
Hamton is committed to attaining ESD excellence in this project, aiming for a 5 Star Green Star rating, 7 Star NatHERS rating, and Climate Active certification as Net Zero.
Hamton has promised to allocate 10 percent of the apartments for affordable housing, catering to moderate-income earners, including essential workers such as teachers from nearby schools like Auburn South Primary School, Bialik College, and Scotch College.

In a joint venture with Hostplus, Hamton is currently redeveloping the $2 billion+ Moonee Valley Race Course. On completion the development is set to transform the 40ha site into a botanic-inspired residential landmark.
Moonee Valley Park, designed to be a neighbourhood within a park, will encompass approximately 2,000 dwellings across eight village-style precincts, complete with resident amenities, retailers, cafes, restaurants, playgrounds, sporting fields, running and walking tracks, set amongst 20 hectares of abundant green open space.
Icon and Camillo Builders were seperately appointed to construct the residential developments at Moonee Valley Park.
Icon are currently constructing Stonepine House & Trackside House. The $176m residential construction project includes 321 apartments, a 3-level basement, private landscaping/amenities and external communal gardens and is slated for completion in September 2025.
Camillo Builders constructed both Thomas Street and Feehan Row North & South at Moonee Valley Park.
Thomas Street’s six-story building features 69 residences in a botanical enclave with direct views of the 1,400-square-meter Residents Garden. Amenities include electric vehicle charging stations and a dog wash station, a concierge service, Wellness Retreat, rooftop sundeck with a pool, and delivery services.
Feehan Row South & North consists of 67 townhouses with the final stage completed in December 2023.
Construction is set to commence on the former University of Melbourne campus in mid 2025.
