Henny partners with Prime Edition on $270m high-end residential pipeline

Melbourne-based residential builder Henny has announced an exclusive partnership with Prime Edition on the Melbourne developer’s $270m high-end residential pipeline, set for release by the end of 2024.

Prime Edition (Formerly JCL Prime) & Henny recently announced their strategic partnership, set to solidify Prime Edition’s commitment to re-enter the market with a heightened level of capability.

Developing close and ongoing client relationships has been a key element of Henny’s growth and success. The partnership with Prime Edition is not only about building great trust but importantly, development and construction cost efficiencies for both parties.

Construction works total $110M over 3 years in the current project pipeline partnership.

The announcement comes on the heels of Prime Editions recent acquisition of a 1283 sqm site located at 17-19 Avoca Street, South Yarra.

The property, previously held by the late Adrian Valmorbida of Sirena tuna and Lavazza coffee, was recently secured by Prime Edition for ~$15m.

Launching in September 2023, “Avoca” is a collaboration between Prime Edition and Pandolfini Architects and is anticipated to attract a hyper-local demographic seeking downsized living options. The boutique residences will comprise five full floor, four bedroom apartments and one custom-designed five bedroom residence, with a combined end value of $65 million.

Arbour Park, Surrey Hills, already under construction, is Prime Edition’s debut project and the first in the tactical developer/builder partnership with Henny.

Pipeline Scope

Como – 2 Bruce St, Toorak: Prime Edition will launch Como, Toorak concurrently, following a high-profile site acquisition from AFR Rich Lister Larry Kestleman in 2022 for a record $26 million. The 2500 square meter site was born from the aggregation of multiple blocks two years prior.

Developed in collaboration with architect Stephen Jolson, “Como” will launch to market in September 2023 exclusively with Sean Cussell at Christie’s International. The $120 million bespoke project will consist of only 17 apartments.

Tintern – 410 Toorak Rd, Toorak: The 650 square meter site will be developed in collaboration with Interior designer Hecker Guthrie to deliver four whole-floor, three bedroom residences, uniquely situated in the heart of Toorak Village

”Tintern” is launching in November 2023 with an end value of $23 million.

15-33 Queens Parade, Clifton Hill: Located in close proximity to Development Victoria’s Fitzroy Gasworks site, the 1,500 square meter site is planned to include 45 new residences across six levels.

Launching in February 2024, Queens Parade will be developed in collaboration with Cera Stribley, with an end value of $60 million.
