Ireland Brown Appointed to $130M Geelong Rippleside Project


Ireland Brown Constructions has been appointed by property developer Monno to lead construction of a $130m luxury residential Geelong project.

Building work on the landmark Rippleside development is expected to start this month with demolition already completed on the Bay St site.

Multiple buildings have been demolished to set the stage for the Stella Maris masterpiece but the 1848 Stella Mansion remains, along with legacy trees including Moreton Bay figs and eucalypts.

Previously a Catholic Convent, 39 Bay St, Rippleside was acquired by Monno from MacKillop Family Services.

Designed by architect firm Rothelowman, the project scope includes 55 high-end residences (52 apartments and 3 townhouses) spread across four buildings surrounding the heritage-listed mansion.

The four buildings will comprise a mix of 1, 2, 3 and 4 bedroom apartments, duplexes and luxury townhouses.

Scope includes basement car parking, EV charging stations, storage cages, bicycle storage, a car wash and dog wash bay and plant room.

A wellness centre will comprise a gym, spaces for yoga and Pilates, a steam room, 20-metre pool, outdoor seating, and a BBQ area with an outdoor dining space.

It’s expected around 150 new jobs will be created to deliver Stella Maris the project.

Carr Architects have been appointed to breathe new life into the St Helens mansion on its own 3000sq m plot.

Scope will include the addition of a two-story modern extension encompassing an open-plan kitchen and living space, along with a main bedroom and ensuite on the first floor.

Piling and excavation works of the basements are estimated for completion in the first quarter of 2024 with construction slated for completion in late 2025.

Monno managing director Geno Hubay said Ireland Brown had a proven track record including Quest Central Geelong and stages three and four at Balmoral Quay at Rippleside.

“Partnering with a builder with a strong local connection, that is focused on quality build outcomes and one that very much supports local trades and employment made it an easy decision for Monno to select Ireland Brown,” Mr Hubay said.

D&C Contract: Quest Central Geelong Project

Ireland Brown’s $50m D&C contract for Pellicano’s Quest Central Geelong included construction of 89 serviced apartments and residential dwellings.

The 16 level building included a 3-level basement carpark, retail premises, reception, offices and amenities for Quest staff, back of house amenities, a business lounge, a resident lounge and a gymnasium. The project also includes associated civil, site works, landscaping and site services.

Stage 3 & 4 contract: Balmoral Quay at Rippleside

The $47m Balmoral Quay at Rippleside Stage 3 & 4 contract for Gersh Investments includes construction of 44 double-storey townhouses and 17 apartments. The project is estimated for completion in January 2024.
